India’s residential real estate market is entering a new phase. Buyers now prefer value-added projects over only affordable homes. Earlier, buyers mainly focused on property prices. However, they now evaluate lifestyle benefits and future returns before investing. Therefore, many buyers are ready to cross limited budget boundaries. This shift continues despite rising property prices. Home affordability now depends on more than just purchase cost. Buyers carefully study projects offering modern facilities and better experiences.

They consider features like extra lifts, green spaces, indoor and outdoor sports areas, cafes, restaurants, salons, meeting rooms and theatres.

Meanwhile, Diligent Builders COO Ashwani Nagpal said buyers are avoiding rushed decisions.

Instead, they follow long-term investment strategies. Their focus remains on properties meeting present and future requirements.

Homebuyers now analyse connectivity growth, construction quality and technology before purchasing. Additionally, they evaluate maintenance standards, unique facilities and possible returns. Therefore, promoters are adding creative features while controlling project budgets. RearcO MD Geetanjali Khanna said buyer priorities have changed because of rising prices.

According to her, many buyers now seek larger flats. They have also increased their affordability for better options.

She added that projects now include future-focused features to maintain housing demand.

Furthermore, RG Group Director Himanshu Garg said buyers no longer decide only through prices.

Customers now measure lifestyle improvements and future property value before investing.

Expansion of IT companies, technology firms, GCCs, financial services and manufacturing has influenced buyer decisions. Moreover, knowledge-based industries have created stable employment opportunities. Dual-income families, favourable home loan conditions and changing homes frequently have also impacted preferences. Renox Group Chairman Shailendra Sharma said price growth has not affected affordability as much as figures suggest.

He added that experienced buyers now understand market choices better. They willingly spend extra for additional features.
